Cheryl is a native of San Francisco and resided in Sonoma County for over 20 yrs. She now resides in the East Bay with an office in Walnut Creek. A licensed Professional Chemical Engineer for the state of California, Cheryl loves solving problems and finding solutions. And she brings these skills to her Real Estate business.

 As the Broker /Owner of Patrick Williams and Associates (PWA), Cheryl leads a  full service real estate brokerage serving the North Bay and East Bay counties of Northern California. She considers her real estate business a ministry helping her clients with their many and varied real estate needs. In addition to regular retail home sales, Cheryl specializes in helping clients avoid foreclosure by way of  Lender approved pre-foreclosure sales (Short Sales). Her relationships with Lenders benefit buyers and investors by providing discounted properties through Distressed Sales (short sale and bank owned properties). She enjoys working with Sellers, making the sale of their home as smooth as possible while ensuring the highest price. Her rehab experience and knowledge of home staging, allows her to prepare her listings to show in their best possible light.

She also enjoys helping Buyers explore creative loan programs to enable them to purchase the home of their dreams.  Her primary objective is to exceed the needs and goals of her clients while making sure their real estate experience is as smooth and efficient as possible.

When not helping her clients with Real Estate, Cheryl enjoys singing on her church worship team, acting in Community Theaters, traveling, learning, spending time with her 3 grown children, family and friends and volunteering as a mentor for abused/neglected and at-risk children in her community through Royal Family Kid's Club.

I first contacted Cheryl in early 2017 when I started looking to buy a single-level townhouse in a complex with a pool in the Lamorinda/Walnut Creek/Pleasant Hill area. No sooner the "real estate season" started, she guided me through the steps, from the very basic. I was coming from a foreign  country, totally unfamiliar with the home buying/selling process in the US. Cheryl understood what I wanted and made herself available to take me around in my search for a needle in a haystack, given the low low low inventory available during the months of March through May. She helped me with comps and advice on how to assess property value. In the crazy market of skyrocketing prices we lost a couple of bids before we nailed the final one in late May, but Cheryl was patient, supportive and helpful throughout my home hunt. Cheryl is the ultimate professional realtor that assisted (3) siblings in the purchase of one home in San Leandro, Ca. As you can imagine this was no easy task. We wanted shopping nearby, grocery store, a park, and local bus transportation. For Cheryl this was a footnote in her binder of  notes. Cheryl is passionate about real estate, has an engaging personality, she paid attention to all (3) of our detailed needs, and her knowledge of the local housing market made our real estate purchase quite rewarding. We have been working with Cheryl for over 10 years on various real estate deals. She is one of the nicest people you will ever work with. We are very fortunate to have worked with her over the years. As a buyer, it's hard to have an agent who's not an area Agent. On many visits to homes in  Castro Valley, Oakland Hills and Hayward, the first thing agents asked us, was who was your Real Estate agent, and in the same breath say, if they are not from around here, we will not work with them. We did use them, nor did we buy the house where we felt uncomfortable. I didn't think that should be the case. If you as a buyer have a strong team of real estate agents, loan brokers and etc, you should use them instead of someone who you are not familiar with. In today market, your strong team will get the deal done! Cheryl is as cool as they come and will break through those clicks and advocate for you to get you the house of your dreams.
